Dear prospective Resident,
Thank you for your interest in a Sunbelt Properties Community. Please review this document which spells out the criteria utilized to determine the qualification of applicants seeking to rent from Sunbelt Properties.
Availability:
Availability is based on the availability of specific apartments. Apartments are assigned after receipt of the Hold Deposit, which is typically 1x the monthly rent amount. The Hold Deposit will become your Security Deposit after move-in, but is non refundable in the event of cancellation.
Rental Application:
A Rental Application must be completed and submitted by each intended occupant over 18 years of age. Each Applicant must provide proof of identity and will be charged an Application Fee. Omissions or false information given on any application may result in denial of all applicants.
By signing the Application, each applicant acknowledges they are authorizing Sunbelt Properties to research prior rental history and run a criminal background check.
All applicants are qualified according to information verified in the following categories:
Income:
Gross income must be 3 times the rental amount. Proof of income must be provided for all income used towards qualification. Only income that is reported to the federal government will be accepted. Proof of income for the prior 30 days is required. 90 days of records are required in the event of self-employment.
Credit History:
A complete check of credit history will be made and all credit reported in the last three years will be reviewed.
Rental History:
Applicants must have 2 years of rental history. No relatives may provide a landlord reference. Negative rental history such as a history of late payments or evictions may result in denial.
Criminal History:
Criminal background will be checked for all Applicants. Violent felonies, theft, burglary, and drug charges with intent to distribute within the last 5 years will result in a denial. Registered sex offenders will be denied. Sunbelt Properties does not automatically reject applicants based on any other criminal history but will closely review it before making a determination. If you have a specific question about criminal history please ask your property manager before you apply.
Pets:
Sunbelt Properties allows a maximum of two pets per apartment home. All pets must be approved by management and breed restrictions apply. No exotic pets are allowed without the written permission of management. Non-refundable pet fees must be paid, and pet agreement must be signed by the Resident prior to the pet moving in.
Pet fee for animals up to 50lbs: $250 per pet
Pet fees for animals over 50lbs: $400 per pet
(Pet fees / Pet rent might vary per community)
Service Animals:
Service animals are allowed at all properties after receipt of a completed "reasonable accommodation request" form filled out by a qualified individual, or a letter from a qualified individual. A service animal is not a pet and no pet fees will be charged.
